Credit, past evictions and accommodation requests
Answers
An accommodation is about the animal, not about the application.
They are separate questions
A provider may apply ordinary financial criteria: income, credit, rental history, references. A reasonable accommodation relating to an animal does not exempt you from any of it, and a provider declining on credit is not refusing the accommodation.
Where an accommodation can touch screening
- Where the criterion itself screens out people with disabilities without justification, which is a different and much harder argument.
- Where an eviction or a debt arose directly from a previously refused accommodation, which is worth explaining with the record attached.
- Where a provider will consider a different form of assurance, such as a guarantor, which many will if asked.
What does not work is presenting an accommodation request as an answer to a credit problem. It invites the suspicion that the request is tactical, and it makes an otherwise good accommodation request harder to take seriously.
Screening reports
If you are declined on a tenant screening report you are entitled to an adverse action notice naming the agency, and to see and dispute the report. Errors in these are common, and that is a more productive route than the accommodation argument.
Common questions
- My eviction was because of a refused accommodation.
- Then it is worth explaining, with the documentation. A provider is not obliged to overlook it, and an explained record is considerably better than an unexplained one.
