Verbal approvals

Answers

Legally sufficient, practically fragile, and trivially easy to fix.

It counts

Nothing requires an accommodation to be granted in writing. A landlord who said yes has granted it, and a landlord who later denies saying so is disputing the facts rather than the law.

Why that is not good enough

Because the dispute is about the facts, and you have none. Managers change, buildings are sold, memories differ. A verbal approval is the single most common reason a tenant with a genuine accommodation ends up arguing from a weak position two years later.

Converting it, which takes five minutes

Send an email the same day: thanking them, recording the date of the conversation, naming the animal, and stating your understanding that the accommodation is granted. Ask them to correct you if that is wrong. Even with no reply, a contemporaneous unchallenged record is far better evidence than a recollection.

Keep it in a personal account rather than only in a portal you lose access to when the tenancy ends.

Common questions

They never replied to my confirmation email. Does that matter?
An unchallenged contemporaneous record is useful evidence. Silence in response to a clear written summary is not a denial.

A clinician licensed in your state reviews it and decides. The fee is refunded if they decline to issue, because a review that cannot say no is not a review.
